A parking lot is a working system for vehicles, pedestrians, drainage, deliveries, emergency access, and daily business operations. The right scope depends on the condition below the visible surface—not only the age or appearance of the asphalt.
When selective asphalt repair may be appropriate
Localized repair may be considered when damage is limited to isolated potholes, failed utility cuts, broken edges, small settled areas, or specific base failures. A proposal should explain why the problem is local, how the failed material will be removed, what base correction is included, how new asphalt will tie into the surrounding pavement, and how water will be kept out of the repaired area.
When resurfacing may be discussed
Resurfacing or an asphalt overlay may be considered when the existing pavement can provide a suitable foundation but the surface is broadly worn, oxidized, raveled, or cracked. It is not a dependable cure for unresolved base movement, poor elevations, active settlement, drainage failure, or widespread structural cracking. Milling depth, transitions, drainage elevations, curb exposure, utility covers, entrances, and accessible routes should be addressed before an overlay is approved.
When full-depth paving or replacement may be needed
Full replacement may be discussed when failures are widespread, the base is unstable, drainage and elevations require correction, pavement thickness does not fit traffic or loading, or repeated repairs have not lasted. The scope may include removal, subgrade evaluation, base preparation, drainage work, compaction, asphalt courses, tie-ins, markings, testing, and restoration.
Warning signs that affect the scope
Document alligator cracking, potholes, rutting, depressions, pumping or moving pavement, broken edges, standing water, blocked or low inlets, repeated utility-cut failure, damage in loading or dumpster areas, faded markings, and unsafe pedestrian or accessible routes. Restrict access to dangerous areas according to the property’s safety procedures while qualified professionals evaluate the condition.
What changes a commercial paving price?
Cost depends on measured area, pavement and base condition, removal or milling depth, material thickness, traffic loads, drainage, curbs, inlets, utilities, mobilization, access, phasing, traffic control, striping, signage, accessibility coordination, testing, cleanup, and restoration. Ask bidders to use the same written scope so that lower prices are not simply omitting essential work.
Plan around customers, tenants, and deliveries
Map required entrances, fire lanes, loading zones, customer and employee parking, tenant operations, waste collection, deliveries, pedestrian routes, and peak business periods. A useful plan explains phases, temporary access, closure notices, weather allowances, curing or reopening criteria, final striping, and who coordinates each affected party.
Questions before awarding the project
Ask what observations support repair, resurfacing, or replacement; which base and drainage problems are included; what materials, thicknesses, compaction, testing, and joints are specified; how accessibility and traffic layout are handled; what reopening conditions apply; and which warranties, exclusions, payment stages, and change-order rules will be written into the agreement.
